Foreign National Lending for Airport Home Construction

Our Florida Airpark has partnered with Vertical Lending a lending institution that specializes in foreign national lending. Vertical Landing deals with individuals who have a passion for flying and residential aviation communities such as Ridge Landing, provide a lifestyle that creates freedom for flying.

Building a custom home for the family and planes is made easy with several financing solutions. In certain circumstances, these individuals are not naturalized U.S. citizens, which may create a challenge to obtain financing. Individuals that are not citizens or a permanent resident alien of the host country are considered a foreign national.

Home buyers which utilize the services of Vertical Lending, in approved aviation communities such as Ridge landing will receive an incentive. The customized process is outlined below by M. Ryan Nolen, Mortgage Loan Originator whom can be reached at C 405.356.6536 or RNolen@VerticalLending.net.

Steps To Apply For Foreign National Lending

Step 1: Application: Vertical Lending offers a convenient and secure online application at AviationHomeLoans.com However, the application may be taken in person or over the phone. It is important to disclose accurate information when applying, this will determine the resources required in closing the transaction. After application is completed and reviewed by Vertical Lending, a list of required documents will be provided.

Step 2: Credit References: While foreign nationals are not required to have a credit score in the United States, they are required to generate a credit reference from a credit card, bank or insurance company in their home country. Alternatively, some countries may require an International Credit Report.

Step 3: Verification of Income: It is important to have your income verified through a letter of employment from your employer, and a letter from your accountant. If you are self-employed, you may need to provide proof of income, as well.

Step 4: Verification of Assets: Assets will be verified through your bank statements. In fact, we may require a proof of down payment (typically 30% of the contract price) and 12-months of mortgage payments. If a lot is purchased in a community such Ridge Landing, the purchase price of the lot is acceptable as a credit towards the down payment. If a lot is purchased one year prior to construction of home, the lot value will be used as a credit towards the down payment. A U.S. bank account will be required, before the loan is complete. Subscription to an auto-debit payment system from the U.S. bank account, to pay for the mortgage may be required.

Step 5: Approval Letter: This is a prerequisite for most realtors, so you can review the available properties that fit your price range and preferences.
